How long can I take a bridging loan out for?

The FSA states that a bridging loan is a short term facility that is no longer than 12 months. Therefore many bridging loan provider are reluctant to provide facilities that are longer than 1 year. However, there are many lenders out there offering short term facilities over 12 months, typically up to 18 months and even 24 months.
